The process
A private consultation — by phone or video — about your budget, commute, timeline, and what your first year in Toronto needs to look like. I'll give you an honest read on which neighbourhoods fit a renter's brief, and which don't.
I walk each shortlisted rental live on video, answering your questions in real time — noise, light, storage, building condition, the things listings don't show. A full written report follows within 24 hours of each tour.
Before you commit, we go through the lease and the landlord's paperwork together — Ontario's Standard Lease, deposits, what can and can't be asked of you — and I flag anything unusual. You sign knowing exactly what you've agreed to.

The application
Arriving without a local credit file is the single most common obstacle for relocating renters. I help you assemble the application landlords actually want to see — employment letters, references, proof of funds — presented properly, so "new to Canada" doesn't cost you the home.
